PATIENCE IS A VIRTUE

In Real Estate it’s all about waiting for that one buyer to come along that falls in love with your home. There are so many home choices right now in the valley that buyers have more time to make decisions regarding their next purchase. There are currently over 44,800 single family homes for sale and almost 5,000 homes under contract. During the month of June there were 4,443 single family homes sold in the valley. This compares to the year 2000 which had 4,390 sales in the same time frame.

The market is leveling out while continuing a normal sales cycle as far as number of homes sold. When listing your home for sale, take into consideration the number of homes on the market and the plethora of choices that buyers have in today’s market. Be prepared for a longer sales process and do what you can to make your home stand out from the rest.

1. Make it memorable from the front door all the way to the back yard.

3. Make your home accessible to get the best traffic.

4. Price it aggressively right from the start. The beginning of the listing period generally produces the most traffic to the property so it is important to start out on the right foot.

6. Be Patient. As long as you are receiving market updates from your REALTOR® and you feel they are marketing your home and representing you well, hang in there.

All of these things combine to provide the seller with the best opportunity to get that home sold.
