The Silver Lining in Real Estate

Today’s Real Estate market has a varied landscape. The valley is so large that the picture is very different from one end of town to the other. Pocket areas within each city show that values are still on the rise, however they are not increasing at the rate we’ve experienced in the last few years. The media is providing a large picture, an overview of how things are taking shape on the real estate front. In order to provide a statistic for the nation, the successful communities are being lumped in with those areas that are experiencing a loss in home values thus creating a blanket ‘doom and gloom’ picture for both buyers and sellers.

The Silver Lining is the wonderful opportunity that has been created for buyers of all types. Homes are staying on the market longer than in recent years creating a difficult situation for some sellers that need to or wish to move from their existing home. Interest rates are also historically low and may even fall again. Buyers have the opportunity to take their time and find the right home while investors are finding that sellers are motivated to move on which may result in a purchase below comps. Starting a dialogue by making an initial offer will help you quickly determine if there is urgency by the seller. Be realistic in your approach as not every seller wants a quick exit strategy. Some are willing to wait.

Stage Your House!

Staging is the latest and literally the greatest buzz word in real estate today.  It's one of the best investments a Realtor® and Home Seller can make together.  And I mean together, as a Team!  Staging combined with price is what will bring you success in today's market.

While I have been "editing" and preparing homes for sale by staging for several years, I have committed to become an Accredited Staging Professional (ASP) to help my sellers get top dollar for their homes.  Staging is all about making your home stand out from the rest in today's exciting real estate marketplace. I say it's exciting because there are many things that make this a great market.  There are a plethora of choices for our buyers, interest rates are still very low making payments affordable for all of us, and while the market may be slow now, in the long run investing in real estate for the long term is a sound investment strategy. 

My ASP designation means more money for my sellers.  Barb Schwartz is founder and CEO of StagedHomes.Com and says that "staged homes sell for more money and in quicker time."  She is the best at what she does having sold over 5,000 staged homes.  I am fortunate to have learned from the best and look forward to sharing my staging creativity with my sellers.
